PROJECTS SET NEW STANDARDS FOR DELIVERY 

The Nakheel Projects team has achieved a delivery milestone, in handing over District One Residences, with most customers reporting zero snags! This has now set the standards for all future projects. 


When the keys are handed over to a customer at their home orientation, they have the opportunity to report any issues (known as snags), that the team may need to address. It is a matter of great pride and an incredible achievement, to have zero snags being reported in most cases (over 75% of properties). The Projects teams have been working on improving this process for the last 12 months. All snagging activities are now carried out digitally on specialist software which enhances the team’s monitoring and analytical capabilities.  


A total of 25 buildings at the prestigious District One Residences, Mohammed Bin Rashid City, are in the process of being handed over by the end of 2023, and our Projects team is working hard to maintain and improve this record of zero snags. 


The journey to getting to this major milestone has been one of learning from past projects, planning in advance, and the introduction of a stringent quality check process. All parties in the process are engaged early and aligned with the zero snags target. Detailed quality inspections are carried out by the Contractor and Engineer before an external, 3rd party consultant is engaged to carry out further inspections. Finally the property is checked and approved by the Projects team for customer home orientation.


The results of the first buildings completed with the enhanced inspections process have been very positive, with a high number of zero snags reported by customers. 


This stringent, updated quality control process is now being implemented across all of our projects. 


Delivering a community, not just a unit


As we prepare to handover a total of 25 buildings at District One Residences, Mohammed Bin Rashid City by the end of this year, the focus is on delivering a community, not just a unit. During their home orientation, customers are not only being oriented into their new home, they are oriented into their new community, as all landscaping, amenities and communal areas are worked on at the same time as the homes, so that customers can have a full community experience.  


In addition to the above, housekeeping provisions, waste management, security services and facilities management are also being fully integrated into District One Residences, alongside the handover period. 


A handover plan is shared with the Nakheel Community Management team to keep them informed, with regular updates, before a community is ready for them to then manage. Their earlier involvement, in advance of handover helps give the team a big picture view of the community that they will be looking after. This helps ensure there are no gaps that a customer would face in terms of the community which their home is part of. 


To enable this, before handover, a joint site visit is conducted by the Projects team, the Handover team and the Nakheel Community Management team to ensure that all are aligned. Only once this is completed, are customer orientations then initiated.


For the Projects team, a key focus is on the enhancement of the customer journey. Ensuring this involves logistics planning, from the preparation of hoardings to prevention of disruption from vehicles if some on site construction is being finalised. 


District One Residences is one of the first large scale projects delivered by Meydan and District One since their integration with Nakheel, hence these construction deadlines were a critical success factor, showcasing how the Nakheel group of companies have been successfully integrated together into one portfolio, and ensuring that all projects, across the portfolio, were ready within the required timelines. 

Next steps 


In addition to the District One Residences, an additional 38 semi-detached villas will also be delivered by year end, with the snagging inspections currently in progress. 


The Projects team is also always looking for more seamless technological solutions and integrations to embrace a quicker and more efficient snagging inspection process. This ensures we are always ensuring our final end product, and one of the most important purchases a customer will ever make – their home – is delivered within the promised timelines as well as to the high levels of quality control and standards that our customers expect.
